(standard domestic loadings) Decking supplied will be 22mm ‘Weyroc Protect’. This board is manufactured from P5 flooring grade chipboard, faced on both sides with thermosetting resin impregnated kraft paper, bonded to both faces of chipboard. This board can be exposed to the weather for up to 42 days during construction. All joints will be glued, using Weyroc D4 adhesive, with an initial row of mechanical fasteners as per manufactures recommendation. Roof Trusses:
Valley noggins will be provided and fitted if GRP valleys are used. If lead valleys are to be used, valley boards can be supplied and fitted at an extra cost. Facia, Barge & Soffit: (optional)

Design and Engineering Package: As part of the service, you will receive a full set of timber frame working drawings, structural calculations and NHBC 353b certificate if required. A detailed base layout drawing will be provided. It is essential that the base is constructed in accordance with this drawing. A base/wall plate survey will need to be carried out by TKS prior to delivery. If the measurements are not in accordance with our setting out drawing, delivery may be delayed, at no cost to Timber Kit Solutions Ltd, and an additional design fee may be incurred. Line-loading information can be provided on request should this be required to assist you foundation design. All designs comply with the following legislation: The Building Regulations Approved Document ‘A’ 2004 edition Design Amendments. Any client / architect design changes after placement of order must be agreed in writing by all parties. There may be times when this will incur additional costs. Deliveries: Routes into site must be free from obstructions. Suitable storage areas must be available for off-loading and secure storage of non-fix items i.e. Wall Ties and steel lintels.
When road closures are necessary for delivery unloading , relevant permission is the responsibility of the client. Any delivery time restrictions must be highlighted upon order placement. All deliveries must be signed for. Current Delivery Period – Between 4-8 weeks from placement of order. Please call to discuss your requirements. Timber Frame Erection: Our timber frame erection service consists of the following:
Erection – Notable Exclusions Fitting of insulation Foundation Inaccuracies: £25 per hour per operative. The client is responsible for any base adjustments needed to foundation dimensions and also the grouting underneath soleplates if packing is required. Trada guidelines are as follows;
Scaffold Requirements: These will be discussed in detail prior to site commencement. No scaffold to be tied in to timber frame without prior permission from TKS. If TKS are erecting with forklift ; Scaffold must be completed on 3 sides of structure prior to start date leaving open access for booming in materials. The 4th side will need to be closed in once ground floor panels /joists/decking is complete (usually 2nd or 3rd day.) If fully erecting with cranes, all 4 sides of scaffold must be completed prior to start. All scaffold provided must meet current health and safety requirements and be tagged prior to use. Inside boards to be no more than 100mm from face of timber frame. Inner poles must not interfere with roof line. All lifts must be fully boarded with 2 hand rails and suitably fixed ladder access. 1st working lift to be between 600-900mm below timber frame ring beam. Top lift to be no more than 600 – 700mm below facia line of roof. Please note that untagged/incomplete scaffold that does not meet current regulations will be deemed unsafe . Erectors will be removed from site until such time as;
Standing time charges of £25 per hour per man may be incurred until scaffold is suitably erected. Internal Scaffold/Fall arrest bags. Any internal scaffold required and fall arrest systems are the responsibility of the client. We can , however offer these services at an extra cost. Please note that fall arrest systems will only remain on site until erection is complete any further requirements are the responsibility of the client/ follow on trades. If we supply bean bags, these will be unloaded and moved into local work positions by our erectors. Our standard quote is for 40 bags(2400 x 600 x 600mm) to be moved into position as required. If you require more than 40 bags for full floor coverage this can be arranged at an extra cost. General Health and Safety. Prior to site commencement a comprehensive, site specific method statement will be issued, with necessary risk assessments attached. Copies of relevant tickets for tools and plant can be issued upon request. It is the clients responsibility to provide adequate welfare facilities in accordance with current Health and Safety legislation. All our operatives will wear full PPE , suitable for each specific task. Insulation: (supply only) External Wall Panels: The u-value achieved by using this insulation in external walls will be 0.27 W/m2k.
