All our frames are manufactured using the latest production techniques and equipment, at our own production facility, by our own specialist fabrication team ... that way, we can ensure you get the quality and service you require.

Standard Timber Frame Package:

Please note that this is a guideline specification only. Any quotation requested will be tailored to suit your requirements.

D.P.C:
Supply and fix 500 gauge DPC as required prior to sole plate fixing.
DPC will also be fitted to internal to external panel junctions, to aid air tightness.

DPC’s to form part of a radon gas protection are not included.

Soleplates:
Supply and fix Vac-Vac treated pre-cut soleplates.

Soleplates fixed in accordance with engineers details.

Structural Metal Work:
Supply and/or fix structural metalwork as specified by the structural engineer.

External Walls:
Supply and fix pre-fabricated external walls panels as per following specifications. Stud centres and nailing specification as per engineers instruction.

Gable Walls:
Supply and fix pre-fabricated external gable panels as per following specifications. Stud centres and nailing specification as per engineers instruction.

Internal Walls:
Supply and fix pre-fabricated internal walls panels as per following specifications. Stud centres and nailing specification as per engineers instruction.

Please note that in occasional circumstances, sheathing to both sides may be required. In this instance, we will supply OSB to the second skin for fitting by client post insulation/services.

Party Walls: (apartments, semi detached dwellings etc.)
Supply and fix pre-fabricated party walls panels as per following specifications. Stud centres and nailing specification as per engineers instruction.

Supply and fix 1.5mm galvanised mild steel party wall ties as required.

Head Binders:
Supply and fix Vac-Vac treated pre-cut head binders.

Panel Bracing:
38mm x 89mm CLS will be used for panel bracing as and where required.

Service Noggins:
Service noggins are not included in our quotation, however any 38mm x 89mm CLS bracing once removed can be cut and used as needed by yourselves.

On-Site Fixings:
All nails and special fixings will be provided as required. A detailed nailing schedule will be supplied job specific by our structural engineer.

Please note that fixings for internal joinery items are not included.

Structural Steel work:
As required by engineers calculations. Beams may , on times , protrude below ceiling line. Any counter battens required to create flush ceiling finish are not included.

Floor Joist Platforms:
Supply floor joisting and decking as following specification.

(standard domestic loadings)

Decking supplied will be 22mm ‘Weyroc Protect’. This board is manufactured from P5 flooring grade chipboard, faced on both sides with thermosetting resin impregnated kraft paper, bonded to both faces of chipboard. This board can be exposed to the weather for up to 42 days during construction. All joints will be glued, using Weyroc D4 adhesive, with an initial row of mechanical fasteners as per manufactures recommendation.

Roof Trusses:
Supply and fix of structural roof package, including fink trusses, gable ladders, valley sets and metalwork, as per design requirements.

Valley noggins will be provided and fitted if GRP valleys are used. If lead valleys are to be used, valley boards can be supplied and fitted at an extra cost.

Facia, Barge & Soffit: (optional)

An alternative material i.e. UPVC can be provided if required. Please call to discuss.

Fire-Stopping / Pinch Batten: (standard domestic dwellings)

Fire-Stopping: (Apartment/Flatted Developments & Semi-Detached dwellings)

Brick Layers Items: (suitable for 60mm cavity’s)

Design and Engineering Package:

As part of the service, you will receive a full set of timber frame working drawings, structural calculations and NHBC 353b certificate if required.

All drawings must be approved prior to manufacture.

A detailed base layout drawing will be provided. It is essential that the base is constructed in accordance with this drawing.

A base/wall plate survey will need to be carried out by TKS prior to delivery. If the measurements are not in accordance with our setting out drawing, delivery may be delayed, at no cost to Timber Kit Solutions Ltd, and an additional design fee may be incurred.

Line-loading information can be provided on request should this be required to assist you foundation design.

Design Amendments.

Any client / architect design changes after placement of order must be agreed in writing by all parties. There may be times when this will incur additional costs.

Deliveries:
All deliveries will be on 40ft articulated vehicles. Please note that should access not suitable for this size of vehicle, additional cost may be incurred by yourselves for alternative transport.

Routes into site must be free from obstructions.

Suitable storage areas must be available for off-loading and secure storage of non-fix items i.e. Wall Ties and steel lintels.

Waiting time – 2 hours maximum for articulated load, 1 hour for rigid. In the event of excess waiting time through no fault of Timber Kit Solutions charges will be £25 per hour.

When road closures are necessary for delivery unloading , relevant permission is the responsibility of the client.

Any delivery time restrictions must be highlighted upon order placement.

All deliveries must be signed for.

Current Delivery Period – Between 4-8 weeks from placement of order. Please call to discuss your requirements.

Timber Frame Erection:

Our timber frame erection service consists of the following:

Fitting of insulation
Fixing of plasterboard noggins
Fitting of roofs connecting to brickwork (porch roofs)
Fixing of door linings/frames/doors
Bay Window roofs
Valley boards for lead work (unless requested at quotation stage)
Formation of box gutters
Erection of scaffold
Provision of skips for waste

Foundation Inaccuracies:

If erecting, we will lay DPC/soleplate directly onto base, with no mortar bed. Any inaccuracies in the levels thus requiring packing, will be charged at the following rates;

£25 per hour per operative.

The client is responsible for any base adjustments needed to foundation dimensions and also the grouting underneath soleplates if packing is required.

Trada guidelines are as follows;

• Set out accurately using a steel tape.
• Overall dimensions within +/- 10mm.
• Base level within +/- 5mm.
• Diagonal dimensions should be equal.

Scaffold Requirements:

These will be discussed in detail prior to site commencement.

No scaffold to be tied in to timber frame without prior permission from TKS.

If TKS are erecting with forklift ; Scaffold must be completed on 3 sides of structure prior to start date leaving open access for booming in materials. The 4th side will need to be closed in once ground floor panels /joists/decking is complete (usually 2nd or 3rd day.)

If fully erecting with cranes, all 4 sides of scaffold must be completed prior to start.

All scaffold provided must meet current health and safety requirements and be tagged prior to use.

Inside boards to  be no more than 100mm from face of timber frame.
Scaffold to be 6 boards wide , with 2 boards inside, nearest frame and 4 outer boards with toe boards fitted.

Inner poles must not interfere with roof line.

All lifts must be fully boarded with 2 hand rails and suitably fixed ladder access.

1st working lift to be between 600-900mm below timber frame ring beam.

Top lift to be no more than 600 – 700mm below facia line of roof.
Table lifts will be required on each gable end set between 800-1200mm below  ridge line, these must also have secured ladder access and be fully hand railed.

Please note that untagged/incomplete scaffold that does not meet current regulations will be deemed unsafe . Erectors will be removed from site until such time as;

• Scaffold is complete
• To suit erectors working schedule

Standing time charges of £25 per hour per man may be incurred until scaffold is suitably erected.

Internal Scaffold/Fall arrest bags.

Any internal scaffold required and fall arrest systems are the responsibility of the client. We can , however offer these services at an extra cost.

Please note that fall arrest systems will only remain on site until erection is complete any further requirements are the responsibility of the client/ follow on trades.

If we supply bean bags, these will be unloaded and moved into local work positions by our erectors.

Our standard quote is  for 40 bags(2400 x 600 x 600mm) to be moved into position as required. If you require more than 40 bags for full floor coverage this can be arranged at an extra cost.

General Health and Safety.

Prior to site commencement a comprehensive, site specific method statement will be issued, with necessary risk assessments attached.

Copies of relevant tickets for tools and plant can be issued upon request.

It is the clients responsibility to provide adequate welfare facilities in accordance with current Health and Safety legislation.

All our operatives will wear full PPE , suitable for each specific task.

Insulation: (supply only)

External Wall Panels:

The u-value achieved by using this insulation in external walls will be 0.27 W/m2k. Please contact us if this is not in accordance with your requirements, or wish to discuss alternative materials.

Internal Wall Panels:

Floor Joist Voids:

Roof Truss Area:

The u-value achieved by using this insulation in flat roof truss area will be 0.16 W/m2k. Please contact us if this is not in accordance with your requirements, or wish to discuss alternative materials.

Sloping Ceiling Areas:

The u-value achieved by using this insulation in sloping ceiling areas will be 0.20 W/m2k. Please contact us if this is not in accordance with your requirements, or wish to discuss alternative materials.

Please note that alternative insulation materials are available i.e. Natural Wood Fibre. Please call to discuss.

Compartment Floors: (apartments/flats only).

Designed and constructed to Robust Details EFT-1,2, or 3, depending on joist type.

Please note that the building will need to be 100% weather tight before any sound floors can be installed.
